Hi, I’m Keenan.
I’ve lived in New Jersey my whole life. Hillside Research is where I take a closer look at its industrial properties.
What I’m building
I’m Keenan Flack, the person behind Hillside Research and Hillside Industrial Brief. My property research starts in Bergen, Essex, Passaic and Hudson counties, supported by a broader statewide collection of historical records.
How I approach the work
I compare property identities, dates and reported figures before drawing conclusions. An assessment, a sale, a listing and a building measurement can describe different things. I keep those differences visible and preserve the evidence behind the analysis.
Each article explains its scope, distinguishes observed figures from assumptions, and uses visuals to make the important comparison easier to understand. Research dates and historical observation dates remain separate.
Original research you can read
My assessment study follows 5,711 industrial-class properties across those four counties from 2021 to 2026. For 2,842 of them—49.8%—the gross assessment was unchanged throughout the six observations. That is a reason to check the tax record’s context before using it to support an offer.
The study covers a fixed industrial cohort, beyond the brief’s core size focus. It does not measure rent growth, investment returns or current market value; matching record identifiers do not establish unchanged property boundaries.
